Property Description
Kerkstraat 109-B, 1017 GD Amsterdam
Recently and beautifully renovated, spacious, light and tasteful apartment (approx. 123m²) in the vibrant inner city of Amsterdam. The apartment is in a former ballet school in which the original detailing has been retained. This characteristic property with large windows and high ceilings was divided into five apartments and one office space in 1998.

Location/accessibility:
The property is located between the Leidsestraat and the Spiegelstraat, both of which offer a wide range of boutiques, restaurants and atmospheric cafés. Additionally, various shopping streets such as the Kalverstraat, P.C. Hooftstraat and the famous Nine Street add to the advantages of living in this neighbourhood. For sport and leisure, a few minutes walk will take you to Amsterdam’s city park: the Vondelpark.
The residence is very easy to reach, with plenty of public transport in close proximity. The Leidseplein, with various tram and bus stops, is within walking distance. There are also tram stops on both the Prinsengracht and the Keizersgracht. By car, you can reach the residence via the Marnixstraat and the Leidsegracht. Amsterdam’s inner city is literally round the corner and the other urban districts can be reached within a few minutes on the bicycle. Living on the Kerkstraat is very comfortable: all of the amenities are with easy reach.

Layout:
Majestic communal entrance on the ground floor. Access to the apartment is on the second floor.
Hallway with access to all the rooms. Enormous open kitchen with a gorgeous, hard wood floor and high ceilings (3.51 m) with spotlights which add to the feeling of space. The classic style of building is to be found in the large windows, which also provide a lot of light. You can gaze out onto the rear gardens on the Keizersgracht and the beautiful Keizersgrachtkerk, from this room, which is very special. The open kitchen is equipped with all the built-in appliances conceivable including a 5-ring gas stove, Siemens dishwasher, oven and Smeg fridge. There is a neat storage space/laundry room with all the connections necessary in the hallway. There is also a separate toilet with small sink situated in the hallway. This is finished in a marble look with black details. This modern finish is reflected throughout the entire residence with even the door handles having a black finish.

First floor:
The bedrooms are at the rear of the residence on the floor below, which means that there is no issue with noise on this floor. Both bedrooms are of a good size and the ceilings are high on this floor as well. The authentic wooden floors have been retained on this floor as well. The hallway has been newly re-tiled in a marble look. A section of the old stage from the ballet school has been retained in the bedrooms and storage space under this has been created. The spacious bathroom was renovated recently and currently has a marble look finish with black details. The bathroom has a double sink with a lit and heated mirror, a spacious walk-in shower and an enormous, luxurious corner bath. There is also a separate toilet on this floor. There is a further cupboard under the stairs offering lots of storage space.

Kerkstraat:
The Kerkstraat was laid out in 1665 and given its name as the plan was to connect four churches with this street – the Amstelkerk, the Oosterkerk and two other churches that were never built, these being one on the Molenpad and a second by the Weesperstraat. The street was subsequently given different names: Kerkstraat (to the Amstel), Nieuwe Kerkstraat (to the Roetersstraat), Plantage Kerklaan (in the Plantage) and Korte Kerkstraat, that was renamed Tussen Kadijken in 1943. Building:
The building is a former ballet school that was built in 1887 under the auspices of the architects J.W. Meijer and G.W. Meijer and commissioned by the Gereformeerde Kerk. The building displays all the traits of the building style in vogue at that time. The strictly classical lines provide the façade with a very regular appearance. Large windows look out openly onto the world. The brickwork façade is adorned at regular intervals with decorative features and window framing. The former ballet school is currently divided into five apartments and an office space, which was done in in 1998. The ballet school is freehold property.
