Description

Beautifully situated on the edge of 'Ugchelen Buiten' detached house with attached office/practice space with its own entrance, pantry and toilet. The house has a cosy living room, luxurious kitchen with scullery, four (bed) rooms, cloakroom and a luxurious bathroom. The large veranda and the wooden outbuilding complete the picture.

No expense was spared during the construction and finishing in 2019. The whole has a stylishly subdued character and offers a luxurious and warm living comfort with 218 m2 usable area. The layout is designed in such a way that the various living functions are subtly separated and yet still connected to each other. Through the use of high-quality materials, the pleasant living atmosphere can be experienced immediately upon entering.

The house designed by Artec architects was built on piles by construction company Schot from Lochem. The house has red brick facades with a dark trass frame, a dormer window, large overhangs and maintenance-free white plastic window frames with wood grain, HR ++ triple glazing and tilt and turn windows with mosquito nets. The black colour scheme of the coated roof tiles gives the whole a fresh colour contrast. There is also plenty of thought given to energy saving. The house is gasless and uses only electricity. There are 15 solar panels on the flat roof and use is made of a heat pump.
Internally, the house has been finished with great attention to detail. The luxury kitchen set-up, stairs, steel interior doors with glass and the cupboards in the large wardrobe room are custom-made. Furthermore, the entire house has PVC floors with underfloor heating that is adjustable per room. The ceilings in the living room and kitchen have been plastered and all walls have been covered with fibreglass wallpaper.

The plot of 823 m2 has a maintenance-friendly garden. This is around the house landscaped with lawn, ornamental paving and various plant borders with bark and rhododendrons. The whole offers privacy because it is at the back and on the side adjacent to a forest strip that is higher situated. The veranda is generous and can be furnished with a lounge seating area or a large dining table. It also offers space for a barbecue or outdoor kitchen. The veranda has electricity and data connections and provides countless opportunities for a cosy outdoor life throughout the year. In spring and autumn the beautiful days can be enjoyed here and in summer the sultry evenings. In winter, it is lovely under warm blankets. The property is located on the edge of the modern residential area "Ugchelen Buiten". The street is situated around a green park with a footpath. Layout office/practice:

In this room there are connections for washer and dryer and also the heat pump and boiler are installed. A connecting door gives access to the storage room with space for supplies. The water lux system provides here for water softening.
The kitchen is connected to the living room by double steel doors with glass. Currently, the living room is furnished with a lounge seat and a generous table. Also in this room, the light comes from all sides. The large window on the garden side provides views of the veranda and garden.

1st Floor:
The large landing with loft has doors to all bedrooms, the bathroom and the wardrobe room of the floor.
The master bedroom is located at the rear of the house and has various set-up possibilities for a double bed. The adjacent room is furnished with the custom-made wardrobes delivered by Kastenstudio Rotterdam. The walnut veneer finish gives the wardrobe room a pleasantly luxurious look and feel.
The second large bedroom is on the other side of the landing and is also spacious enough for a double bed.

The spacious bathroom has walls with a Corestone concrete look. The whole feels like a spa. The sanitary ware used offers wonderful opportunities for relaxation. The large bathtub is equipped with hydro- and whirlpool. The oak furniture has two stone bowls with standing taps. Above it hangs a large heated mirror with lighting. The large walk-in shower and the toilet are comfortably situated behind a wall.

2nd floor: spacious landing to the two large attic rooms. Both rooms have dormers and a roof window. Currently they are furnished with a workplace and a double bed. However, due to the generous dimensions, the rooms offer various uses. The high ridge also gives the rooms a tough character.
