    General Information
    These two spacious and historic residential and office buildings are located at Brusselsestraat 32-34 in Maastricht on a 290 m² plot. The buildings are being offered for sale as office space with a 5-year lease starting January 1, 2024. The current tenant is a renowned law firm. The lease/yield information is available from FYN Real Estate. Furthermore, the buildings are ideally suited for conversion into homes or apartments.

    Brusselsestraat is a prime location in Maastricht with many stately and historic buildings just a stone's throw from the Vrijthof square. The buildings on this street have a variety of uses, including homes, shops, and offices. 

    Construction
    The national monument Brusselsestraat 32 was built in 1665, and the municipal monument Brusselsestraat 34 in 1893. Both buildings consist of a front house—located on Brusselsestraat—and a shared rear house. The ground floor area is equal to the entire plot. The rear house is separately accessible via the covered patio on the ground floor. The patio is covered with generous skylights, allowing plenty of natural light to enter between the front and rear houses, compensating for the lack of outdoor space. The buildings are traditionally built. The facades are of solid brickwork. The main roofs are covered with ceramic tiles, and the flat roofs on the ground floor between the front and rear houses, as well as the dormer window of rear house no. 34, are covered with bituminous roofing. The tiled roof of no. 32 was previously replaced with insulated roof panels and new roof tiles. The tiled roof of no. 34 was fitted with 120mm thick glass wool blankets and plasterboard in 2024. The flat roofs are not insulated. They are inspected and maintained annually. The ground floor floors are concrete and primarily feature beautiful natural stone tiles. The upper floors are wooden, covered with historic wooden floorboards. The window frames are wooden and fitted with HR++ glazing. Partially new window frames with HR++ glazing have been installed in the rear facades of the front houses and the facade of the rear house. The skylights are fitted with single glazing. The front house, no. 32, has five stories, a basement, the ground floor, the first and second floors, and the attic. The front house of no. 34 has six stories, a basement, the ground floor, the first, second, and third floors, and an attic for storage (accessible via a loft ladder). The rear of the building has three floors: the ground floor, the first floor, and the second floor. The buildings are heated by two Remeha central heating boilers from 2012 and 2015, both owned by the owners. In addition, a total of eight air conditioning units were installed in 2023, providing both cooling and heating. There is no energy label, which is not required due to the building's listed status. As part of the sustainability efforts, the roofs have been insulated, the window frames have been fitted with HR++ glazing, and the lighting fixtures have been fitted with LEDs.

    Cellar
    There are two characteristic, atmospheric, vaulted cellars (14 and 23 m²) beneath the ground floor on the street side of numbers 32 and 34. The floors are paved with natural stone tiles, and the walls are made of marl. Ground Floor
    Currently, the main entrance to both buildings is through the front door of no. 34. The front door of no. 32 is also still intact. The ground floor currently houses three beautiful, stately meeting rooms and conference rooms, perfectly in keeping with the historic character of the buildings. The staircases are located in the middle of the front houses. The staircase of no. 32 was recently renovated into a spiral staircase with solid natural stone steps, while the staircase of no. 34 is the original wooden staircase with landings. The waiting area is located at the rear of the front house of no. 34. In the patio between the front and rear houses is the spacious administration and reception area with the pantry/cafeteria and the circulation area to the spiral staircase of the rear houses. Behind the patio are two offices and a restroom. The rooms are finished to a high standard, featuring natural stone tiles, attractive bookcases, wainscoting, and beautiful fireplaces. The ground floor office area is approximately 200 m².

    First Floor
    The first floor is accessible via three separate staircases. In the front buildings of nos. 32 and 34, on either side of the central staircases, are four spacious offices located on the front and rear facades, with plenty of natural light. The rear building has two generously sized offices. The first floor office area is approximately 168 m².

    Second Floor
    The second floor of the front buildings is accessible via the staircase of no. 34; a connection has been created between the buildings. Here, too, are four spacious offices located on the facades with plenty of natural light. The rear building

    Third Floor
    The third floors of the front houses are currently used as archives. The space at no. 32 has no natural light. The sloping roofs of no. 34 have skylights, which could be converted into offices.     The attic of no. 34 is accessible via a pull-down ladder and is currently used for storage.
